Scottsdale and Cave
Creek land values have appreciated to the point where common
sense horse and country living folks are looking for other locations
to relocate. Many clients asked us to look for land in other
areas of Arizona.
Our
research led us to Robles Junction outside Tucson. Robles Junction
reminded us of Cave Creek thirty years ago. Only 45 miles from
the border, the area is an old ranching community with all the color and consternation
of the Wild West.
The area is in transition
however, with gentrification and development moving down Ajo
Highway from Tucson. A Bashas supermarket is scheduled for construction
sometime soon, and a new Wal Mart is being built at Ajo Highway
and Kinney-- about 12 miles east towards Tucson. Sound familiar?
With state land bordering
four sides of a subdivision, we brokered the acquisition of the
following parcel: 12605 W. Castle Dr. in Tucson, AZ.
This 3.5 acre parcel is currently zoned SH (with
exceptions). The land is adjacent to state land with magnificent
mountain views to the north. SH zoning allows for two (possibly
three) homes through an administrative process to legally separate
the parcel into two-three lots. All utilities with paved road and
dirt ally access. The lots are equestrian friendly and our client
will consider selling up to two lots when they become available
